Benefits of a Tankless Water Heater and the Need for Annual Maintenance

You are probably used to seeing that big bulky hot water tank in your basement or mechanical room. Tankless Hot Water heaters are becoming increasingly popular in newer and renovated homes. A Tankless Hot Water heater heats the water in your home only when hot water is called for by turning on a tap, starting your dish washer or using your washing machine.  The hot water is "on demand" rather than continuously heated.


Pros of a Tankless Water Heater: 


⁃ If you find that you frequently run out of hot water with your current Hot Water Tank, that is not something you need to worry about with a Tankless Heater.  The water is only heated when there is demand for it and it is essentially instant!


⁃ They are small and won’t take up all of the space in your mechanical room. 


⁃ They are safer! Because the water is not stored in a big bulky tank, they will not leak and flood your basement. 


⁃ They have a longer life span than a hot water tank if you keep up with annual maintenance. The more typical hot water tank will last around 7-10 years whereas the Tankless Water Heater can have a life span of up to 20 years when properly maintained. 


⁃ They are more energy and cost effective because they are not always calling for gas to heat a tank full of water. They can reduce your heating and electricity / gas bills. 


⁃ Some Digital Tankless Water Heaters are wifi compatible. You can adjust the temperature and monitor water and gas usage all from your phone. Wifi connected heaters can also let you know when you need regular maintenance or if there is a problem with the unit.  Some can identify the problems for you, taking the guess work out of diagnosing and fixing a problem. 



Maintenance: 


Tankless Water Heaters don’t have a big tank for water to be stored and heated. They heat the water as it flows through the unit. So you are only getting hot water in your house when you actually need it. 



It is recommended that you have yearly maintenance on your Tankless Water Heater to ensure everything is working smoothly. This can increase to every 6 months if you have very hard water or the water temperature is higher than normal. (Hard water is full of minerals, mainly Calcium and Magnesium. These minerals can build within the heater, over time decreasing its efficiency) Installing a water softener in your home can stretch the maintenance time to every year or even 2 years as there will be less build up within the unit. 



Keeping up the maintenance of your Tankless Water Heater will decrease the lifespan of your heater. A well maintained Tankless Water Heater can last up to 20 years!
